As a homeowner, you might be considering the reroofing option since it’s much cheaper. However, you’re not addressing the problem, you’re just covering it. This is because you won’t be able to check what the condition of your roof deck looks like. If you have old underlayment, for instance, then it can cause unwanted damage to your roofing system. Residential roofing contractor Deschutes Roofing shares their insight:
If your roofing system has an old underlayment, covering it with a new layer of shingles won’t make it any better. Your old shingles will be left intact when covered by a newer layer, so any problem that might be under it won’t be addressed. This will cause problems later on such as water leaks, sag, or even a roof collapse because it can’t hold the weight of two layers of roofing material!
However, if you decide to fully replace your roof, all of its old materials will be torn off, including the underlayment. With the just roofing deck left, new underlayment and other roofing materials are laid over and installed. And to ensure a proper roof replacement, make sure to work with a professional residential and commercial roofing contractor!
Full roof replacements are strongly recommended if there‘s more than one layer of shingles on the roof or if there are more problems suspected with the roof deck and underlayment. This is because the damage and other problems found in your roof will mean it’s already in bad condition and needs a full tear-off and replacement.
