Unexpected Factors That Can Add to the Cost of Your New Roof

Budget planning is essential, whether replacing your seamless gutters or getting a new roof. Regardless of your home improvement project, always prepare for the unexpected. It’s vital to set aside funds for any surprises you might encounter while tearing off your old roof. Unforeseen circumstances can cause the overall cost of your roof replacement to increase.

Here are unexpected roofing factors that can drive up the cost of your roofing project.

Roof Underlayment Condition

The plywood found beneath the shingles is called the underlayment. While tearing off a roof, it isn’t uncommon for contractors to discover that this component is rotting. Before installing the new shingles, your roof must remove the deteriorating underlayment and replace it with a new one.

Decking Issues

All necessary roofing repairs must be completed before installing any new material. Your contractor will likely recommend replacing the decking if it’s been exposed to water and become springy and soft. If you have a thin decking, it’s best to replace it with a thicker one for added resistance against moisture. Back in the day, the required decking was just 3/8 inch thick, which isn’t sufficient for most modern structures.

Roofing Drainage Problems

Leaks can occur in the underlayment due to a clogged drainage outlet. As a result, the component will begin to deteriorate and eventually rot. This problem often goes unnoticed for a long time since it isn’t apparent from the ground. Fortunately, you can catch it early with regular inspections from a reliable professional.

Storm Damage Can Cause Roofing Costs to Increase

Some signs of storm damage are easy to see, while others are left unseen until water starts leaking into the living space. After an extreme weather event, make it a routine to schedule an inspection with a skilled roofer. Doing so will save you from leaks, rot, mold growth and other moisture-related issues.
