Types of Roofing Warranties

There are two main types of commercial roof warranties — manufacturer warranties and contractor warranties. Both types of warranties are important, and it would be beneficial for you to have both. Carefully consider the terms of the warranties when deciding on what materials to use and who will install them. Hire a reputable contractor as they will help you weigh your options and make the best choice.

1. Contractor Warranties

Contractor warranties cover the work done by the roofing company. There are many excellent roofing products on the market. But if the installation isn’t up to par, your roof will likely develop leaks and other roofing problems within a short time. That said, make sure to hire a qualified and experienced contractor to carry out your roof replacement project.

Typically, contractor warranties provide around five years of coverage, but some companies offer shorter coverage. The duration of the warranty coverage can be a negotiating point as it often indicates how confident a contractor is in their workmanship.

2. Manufacturer Warranties

Manufacturer warranties cover roofing materials mainly against defects. If the roof was not properly installed or maintained, the warranty can lose its validity. Manufacturers offer different types of warranties, such as no dollar limit (NDL), material, labor and material, and roofing system warranties.

An NDL warranty will completely cover the costs of replacing a defective product. A material warranty guarantees that the roof won’t fail within a specified period. Labor and material warranty offers coverage for issues with the materials and labor but only up to a specific dollar amount. Lastly, the roofing system warranty covers only the roof membrane and not the decking and insulation.
