Roof Replacement: The Typical Process Involved

A roof replacement is a major home improvement process that requires numerous steps. In knowing what is involved in this endeavor, you not only get to appreciate the work done by the pros but also measure the time and labor needed to build the structure. In today’s post, the roofing repairs experts of Deschutes Roofing & Insulation provides a quick overview of the typical roof replacement timeline.

Before the Roof Replacement Installation Date

The roofing materials will be delivered to your home a few days before the scheduled start date. This happens as soon as the designs are approved and the contract between your chosen contractor is signed. Before construction commences, you may have a meeting with the pros to finalize certain details and to get to know the crew. Upon their arrival on the first day, the roofers will prepare the areas around your home, making sure the landscaping is covered to prevent dust and potential damage.

Tearing Off the Existing Roof

From there, the installation team will start removing the old roof, securing themselves with harnesses to ensure their safety. Depending on what has been agreed upon previously, the existing gutters may be removed to make way for better fixtures such as seamless gutters. Then, the roof will be inspected, repairing any damage that the crew may uncover. Likely, they are not part of the quoted cost, which is why having contingency funds amounting to at least 10% of the total project cost is a must.

The Proper Roof Installation

The roof installation begins with the underlayment, which is a waterproof barrier that prevents moisture intrusion in the event the outer roof surface begins to fail. Certain spots on the roof, including valleys and roof edges, are reinforced with a stronger material before applying flashings and drip edges, respectively. Starter strips are then installed first in a row before the rest of the roofing materials. Other areas like the eaves, soffit, and fascia come next to allow ventilation. Once complete, the roofers will perform an inspection before declaring the project as complete.
