Instances When Roof Replacement Is the More Practical Option

Roof maintenance often involves repairs that aim to restore its structural integrity or aesthetic appearance. However, there comes a time when the roofing contractor recommends a complete replacement over these simple fixes. The following are some of the instances that make it a more practical option for roofing problems.

An Aging Roof

The roof’s age is a determining factor when deciding between a repair or replacement. An asphalt shingle roofing system has an average lifespan of 20 to 30 years with regular upkeep. A standing seam metal roof can last up to 50 years, while more high-end roofing materials like slate and tile last longer than that. Repair work might not be the best plan if your roof is already past its service life.

The Severity of the Roofing Problem

The severity of the issue is also a determining factor when choosing whether to tackle roof repair or replacement. A small leak requires only minor repairs; however, the only time they become serious is if they become less obvious. Before you know it, the leak is so severe that there’s no other choice but to have the entire roof replaced. Keeping up with your scheduled roof maintenance helps a lot in knowing your chances of taking on this important investment.

Areas of the Roofing System

Whether or not you need to replace your roof also depends on the location of the damage. As long as the underlayment is intact, damaged or missing shingles can be repaired. A replacement, however, is required if there’s damage on the trusses, rafters, and other components of the support structure. A reputable roofing company can inspect everything before making recommendations.
